The "Codice delle Valutazioni Immobiliari – Italian Property Valuation Standard”, was created by Tecnoborsain collaboration with its own Technical-Scientific Committee and is a precious tool intended for the making of reliable appraisals and valuations, following a single method shared by all national and international real estate operators.
The first edition was published in 2000, and was followed by a second edition in 2002, with two new chapters added: "Reference Estimate Scheme for the Valuation of Property for Residential and Commercial Use" and "Valuator's Code of Ethics."
Tecnoborsa's Italian Property Valuation Standard is unique in Italian real estate sector, and in Europe it compares to other property valuation standards, such as the International Valuation Standards edited by the IVSC - International Valuation Standards Committee, also known as the White Book; the Blue Guide by TEGoVA - European Group of Valuers Associations, called the Blue Book; the Appraisal and Valuation Manual of the RICS - Royal Institution of Chartered Surveyors, called the Red Book; and lastly, the International Accounting Standard for Investment Property, approved by the International Accounting Standards Board.
Thus most European countries have adopted their own valuation criteria, which in some cases are mandatory and constitute the reference for all those working in real estate.
